Airbnb is making a long-awaited change in the structure of the service fee - from December 7, all profiles of professional hosts will switch to "Host only fee".
What exactly is changing?
Until now, neither the host nor the guest could accurately calculate what the final price of the stay would be before the platform fees were applied. Therefore, this change is positive for both parties! From 7 December the fee will be borne entirely by the host and will be fixed at 15% per booking. Currently, hosts pay Airbnb between 3% and 5%, and guests between 13% and 18%. The exact percentage is determined by a number of factors, the non-transparency of which has been repeatedly criticized by the European Commission.
What makes this change positive for Flat Manager customers?
The fixed fee is not only lower, but also improves the user experience on the platform for potential guests, because they see the final price while they are browsing and choosing an apartment. This makes it easier to choose a property and makes it easier to compare the price on Airbnb compared to other platforms. Another main advantage is the better positioning of the apartment - properties that have a "Host only fee" come out higher in the search and have more views.
And what does it mean to be a professional host?
Any profile that is linked to a channel manager – specialized vacation property management software – is considered professional. All profiles created by Flat Manager, are connected through our Airbnb-approved software. This allows us to easily sync calendars and property prices across all platforms and track bookings from one place. Thanks to this software, the revenue for our customers will not change, as the difference in the fee will be automatically added to the nightly price.
