New European regulations on short-term rentals: what they mean for landlords and how Flat Manager protects you

New EU rules on short-term rentals will come into force on 20 May 2026, and will change the market in Bulgaria. The new Regulation (EU) 2024/1028 introduces strict requirements for registration, transparency and data exchange between platforms and the state. Mandatory property registration

Airbnb, Booking and others will send information about the number of nights, guests and addresses of the properties. This allows for stricter control and eliminates the gray sector.
