Frequently asked questions

The commission varies from 13% (when managing a property with a mid-term rental and bookings lasting more than 4 weeks) to 18% (when managing a property with a short-term rental and bookings are with a duration of less than 30 days).
Depending on the type of management, VAT is also charged on the commission.
The commission includes:
- Advertising and marketing on short-term rental platforms
- Dynamic pricing and occupancy management
- Reservation processing
- Communication with tenants before, during and after the stay;
- Providing tenants access to the property, using a self-accommodation method;
- Organization of cleaning of the property, washing of bed linen and towels, stocking of consumables;
- Organization of activities related to property maintenance and minor repairs;
The commission does not include:
- Commissions on short-term rental platforms;
- One-time cleaning fee for each stay - the fee is paid by guests and is not part of the property's net income;
Rental of bed linen and towels
- Maintenance and repair costs;
- Personal welcome and accommodation of guests.

A key factor in the successful short-term rental of an apartment is its location - ideally, the property is located in the central part of the city, within walking distance of most tourist attractions or beaches and ski slopes in the resorts.
It is desirable that the property has been renovated in the last 2-3 years, looks welcoming and provides basic amenities for the guests.
For mid-term rent, the property can also be near areas with business buildings, but it must be modernly furnished and provides a work area.

We take care of collecting payments from all platforms. Every month by the 10th, we send a detailed report with the previous month's bookings and by the 15th we transfer the profit to you, deducting all costs.

In our digital customer portal, you can track in real time when the property is rented and on what terms.

It is possible to provide a personal welcome and accommodation of a guest in the apartment, according to your requirements or in certain situations. This service is not included in our commission and is paid additionally. The price is BGN 30 with VAT per reservation.

The purchase and replenishment of the following consumables: coffee, dishwashing liquid, kitchen sponge, kitchen paper, dishwasher tablets, laundry detergent, etc., is carried out periodically by our operational teams. A fixed amount of BGN 20 with VAT per month is paid, and this expense is deducted when the income is paid.

Each property is reviewed and approved by Marriott International teams. One-bedroom apartments and properties without a kitchen are not accepted on the platform. All the recommended requirements from the equipment list in our guide must be present, the condition of the property must be perfect and the interior must be medium to high class. The platform's commission is a trade secret.

If you already have any of the above, we will deduct their value from the initial fee as long as they meet our quality requirements. We highly recommend using our bedding as it works out more cost-effectively and you don't have to deal with top-up sets on marriage or depreciation.

There are two options: with a self-check-in method (key safe box that we install at the entrance of the building) or personal check-in by our employee. Personal accommodation is an additional cost of BGN 30 with VAT per reservation.

When managing a property with a short- or mid-term rents, the owner's only obligation is to regularly pay the overhead bills for heating, water, electricity, internet and cable TV.
When managing a traditional long-term rental property, the owner has no obligations – we have a commitment to everything, including paying the bills.

In order to maintain the property more effectively, at their discretion, our operational teams may carry out any or all of the following activities, without prior approval from you and with a total monthly limit of up to BGN 60 including VAT, namely: light bulb replacement, buying additional dishes, unclogging a channel, venting radiators and other activities that do not require the intervention of specialized craftsmen. For the repair of broken locks, removed electrical outlets, damaged toilet cisterns and other similar activities, our operational teams use the services of subcontractors, and they are obliged to inform you of the cost of the visit, in case it exceeds the amount of BGN 60 including VAT and receive your approval.
