What is the service?
Flat Manager takes over the overall management of properties that are rented out long-term, by converting them into serviced apartments. This allows for maximizing rental price on your property.
Professional property maintenance and regular inspections are a prerequisite for low depreciation, respectively – better and stable profitability.
The management fee is in the amount of 10% of the monthly rent, but not less than 120 BGN including VAT per month, payable only for rented property.
The commission includes the following services:

Flat Manager rents your property and you start to win immediately – without looking for tenants and without unnecessary commitments.
You get your rent. guaranteed every month on a certain day, and maintenance and payment of overhead bills remain entirely our responsibility.

Annual rent prepayment
What is the service?
Flat Manager Prepays you rent for a year at a time – you receive significant capital upfrontwhich you can use according to your needs.

How is the property management fee calculated and what does it include?
The Property Management Commission with long-term rental is in the amount of 10% of the monthly rent, but not less than 120lv.. with VAT per month.
The commission includes:
- Initial inspection and inventory of the apartment
- Preparation of all documents when finding a tenant (or changing the existing ones)
- Monthly visit to the property to check its condition
- Control and checks for payment of overhead bills
- Collection and payment of rent (we bear the risk of possible late payment by the tenant so that you receive your monthly rent on a fixed date)
- Communication with Tenant(s).
- Provision of repairmen for breakdowns and minor repairs
- Telephone line in Bulgarian and English for emergencies
- Concierge service for tenants - they can order regular or basic cleaning and laundry of clothes, bed linen and furniture, receive discounts for activities, excursions and restaurants
The commission does NOT include:
- Costs of maintenance, repair work and refreshment of the property - these are at the expense of the tenant or the landlord, according to the nature of the problem fixed
Do I need to have a tenant to use your services?
No – we can assist with finding a tenant/s.
Do I pay a management fee when there is no tenant in the property?
Commission is paid only, when the property is rented.
When do I receive my monthly rent?
You receive your monthly rent at The 10th number from the current month for the respective month.
What happens if the tenant is late paying the rent?
