Management of a property that is rented out for a minimum period of 1 year, turning it into a serviced apartment with concierge services. You receive a fixed monthly income without committing to maintenance, household bills and communication with a tenant.

Management terms

Flat Manager's commission is 18% excluding VAT from the monthly income generated, after deducting platform fees. Guests pay a one-time cleaning fee per reservation. We offer two types of contracts in order to optimize the taxes owed. Property management contract

Suitable for legal entities or individuals who are insured in Bulgaria at the maximum insurance threshold. In this case, we manage the property on your behalf and at your expense. Individuals should register with the Registration Agency and pay an annual patent tax. No rental income tax is due, but insurance is due. We charge VAT on all commissions, fees and costs. Monthly declarations for individuals can be submitted by us, after authorization, and the service is included in the commission.

Property rental agreement

Suitable for individuals who live abroad or are insured in Bulgaria below the maximum insurance threshold. We rent the property and sublet it on our behalf. You don't have any administrative and tax obligations – we pay rental income tax on your behalf and no insurance is due. We charge 9% VAT on the value of overnight stays and 20% VAT on cleaning fees, but we do not charge VAT on our commission, platform commissions, cleaning and maintenance costs.

Professional photography of the property, including selection and processing. We use the photos to create the listings and provide them to the property owners, with no restrictions on use.

Lock-box

Price: BGN 100. with VAT

Rental of bed linen and towels

We supply the property with high quality linen and towel sets.


Price: BGN 75. with VAT*


* The price is per guest per year, according to the capacity of the apartment.

Cleaning

Initial cleaning and preparation of the apartment for the first reservation.


Price: between BGN 70 and BGN 120 with VAT*

Personal reception of guests

It is possible to provide personal reception and accommodation of guests, according to your requirements or in certain situations.

Price: BGN 30. with VAT
