Types of property management

The different types of rentals have their own characteristics and it is important for every landlord to assess their advantages in order to make a the best solution for your property.

Short term rental

Management of a property that is rented for a period of 1 to 30 days through Airbnb, Booking.com, etc. platforms.
You can use your property whenever you want, while getting additional income by renting it out on a short-term basis.

Frequently asked questions

How is the property management fee calculated and what does it include?

The commission varies from 13% (for property management for medium-term rentals and reservations for more than 4 weeks) to 18% (for managing short-term rental properties and reservations for less than 30 days).
Depending on the type of management, on the commission VAT is also charged.

 

The commission includes:
Advertising and marketing of short-term rental platforms
- Dynamic pricing and occupancy management
- Reservation processing
Communication with tenants before, during and after their stay;
Providing tenants with access to the property through a self-check-in method
Organizing cleaning of the property, washing of bed linen and towels, replenishment of supplies
Organizing activities related to property maintenance and minor repairs.

 

The commission does NOT include:
Commissions on short-term rental platforms
One-time cleaning fee per stay – the fee is paid by the guests and is not part of the property's net income
Rental of bed linen and towels
Maintenance and repair costs
- Personal welcome and accommodation of guests.

A key factor for the success of short-term rental for rent apartments is their location – ideally the property is located in the central part of cities, within walking distance of most tourist attractions or beaches and ski slopes in the resorts.

 

It is desirable that the property is renovated in recent times 2-3 years and to appear welcoming by offering basic amenities for guests.

 

For medium-term rental the property may also be located near areas with business buildings, but it is mandatory to be modernly furnished and to have workspace.

We take care of collecting payments from all platformsEvery month until the 10th we send a detailed report with the reservations from the previous month, and until the 15th we transfer the profit to you, by keeping all costs.

 In our digital customer portal you can follow in real time, when the property is rented out and under what conditions.

It is possible to welcome and accommodate personally a guest in the apartment, according to Your requirements or in certain situations, since the service is not included in our commission and is pays extra.

The price is 30 BGN / € 15.34 with VAT for booking.

The purchase and replenishment of the following consumables: coffee, vero, kitchen sponge, kitchen paper, dishwasher tablets, laundry detergent etc., is carried out periodically by our operational teams.

A fixed amount is paid out of 20 BGN / € 10.23 with VAT per month, this expense being deducted when paying income.

What are the conditions for inclusion in the Homes & Villas by Marriott International platform?

Each property is checked and approved by the teams of Marriott InternationalThe platform NO accepts apartments with one bedroom or properties without kitchen.

All recommended requirements from the equipment list in our guide must be present, the condition of the property must be perfect, and the interior must be of average to tall class.

The platform commission is trade secret.

If you already have any of the above, we will deduct their value from the initial fee, as long as they meet our quality requirements.

 

We recommend you to use our bedroom sets as they are more economical and you don't have to deal with it with the completion of the kits in case of breakage or depreciation.

There are two options: through self-service (key safe that we install at the entrance of the building) or personal accommodation from our employee.

 

Private accommodation is available at an additional cost of 30 BGN / € 15.34 with VAT for booking.

When managing a property with short term or medium term rent, the owner's only obligation is to pay the bills regularly for heating, water, electricity, internet and cable TV.


When managing a property with traditional long-term lease, the owner there are no obligations – we are committed to everything, including paying bills.

In order to more efficiently property maintenance, our operations teams may, at their discretion, perform some or all of the following activities, without prior approval from you and with a total monthly limit of up to 60 BGN / € 30.68 with VAT, namely: changing a light bulb, purchase of additional containers, sewer unblocking, radiator draining and other activities that NO require the intervention of specialized craftsmen.

 

For repair of broken locks, removed contacts, cauldrons and other similar activities, our operational teams use the services of subcontractors and are obliged to inform you of the cost of the visit, if it exceeds the amount of 60 BGN / € 30.68 with VAT, and receive Your approval.
