Long-term rental property management

You receive your monthly rent on a fixed date, and we have a commitment to everything - communication with the tenant/s, control of utility bill payments, regular inspections and repair of damage, tax and administrative optimization. The tenants have the peace of mind that they can count on a timely response from our team in the event of any issues at the property.

What is the service?

Flat Manager takes over the overall management of long-term rental properties, turning them into serviced apartments. In this way, and thanks to the concierge services for the tenant, the property falls into a higher price category. On the other hand, the maintenance of the property and the regular inspections are a prerequisite for low depreciation, respectively – better and more stable profitability.
The management commission is in the amount of 10% of the monthly rent, but not less than BGN 120 with VAT per month.

Frequently asked questions

The commission for the management of properties with long-term rent is in the amount of 10% of the monthly rent, but not less than BGN 120 including VAT per month.

The commission includes:

  • Initial inspection and inventory of the apartment
  • Preparation of all documents when finding a tenant (or changing the existing ones)
  • Monthly visit to the property to check its condition
  • Control and checks for payment of overhead bills
  • Collection and payment of rent (we bear the risk of possible late payment by the tenant so that you receive your monthly rent on a fixed date)
  • Communication with Tenant(s).
  • Provision of repairmen for breakdowns and minor repairs
  • Telephone line in Bulgarian and English for emergencies
  • Concierge service for tenants - they can order regular or basic cleaning and laundry of clothes, bed linen and furniture, receive discounts for activities, excursions and restaurants

In the commission no includes:

  • Costs of maintenance, repair work and refreshment of the property - these are at the expense of the tenant or the landlord, according to the nature of the problem fixed

No - we can assist in finding tenant(s).

The commission is paid only when the property is rented.

You receive your monthly rent on the 10th of the current month for the relevant month.

Even if the tenant delays paying the monthly rent, we will transfer the amount to you on the fixed receipt date, and we will have the commitment to follow up and receive the payment from the tenant.

Our team is committed to conducting regular checks on the condition of the property, which is a prerequisite to prevent or promptly eliminate possible damage. If, however, after the tenant's departure, there are damages in the property, they should be removed at the expense of the deposit, and the rest of it is returned to the tenant. Our team is committed to the organization and control of damage removal. If the amount of their removal is higher than the amount of the deposit, the cost should be coordinated and approved by the property owner.
